Agreed surveyor vs two surveyors: the decision that halves party wall costs

Once a neighbour dissents, the Act offers two routes to an award. The choice is your neighbour's as much as yours, but how you frame it decides whether you pay one professional bill or three.
The two routes under section 10
- Agreed surveyor
- Both owners appoint the same surveyor, who acts impartially for the wall, not for either owner. One fee, typically £700–£1,000 for straightforward domestic works in 2026 quotes.
- Two surveyors (plus a third)
- Each owner appoints their own surveyor; the two must select a third surveyor at the outset to break any deadlock. Typically £1,000–£1,500 per surveyor in 2026 quotes, and the building owner normally pays both. The third surveyor is only paid if actually called on.
Why the agreed surveyor usually wins
- Cost: one bill instead of two (or three). The saving is typically £1,000+.
- Speed: no surveyor-to-surveyor correspondence, no diary-matching two firms.
- Impartiality is built in either way: a party wall surveyor's statutory duty is to the process, not the appointing owner, so the neighbour gives up less protection than they might fear.
When two surveyors make sense
- The neighbour doesn't trust a surveyor found and paid for by you, a fair position; the Act exists for their protection.
- High-risk works, basements, underpinning, structures in poor condition, where the adjoining owner reasonably wants their own professional watching closely.
- The relationship has already broken down. A shared appointment needs a minimum of goodwill.
How to propose an agreed surveyor well
- Suggest two or three named surveyors and invite your neighbour to pick, choosing from your shortlist feels different from accepting your choice.
- Put in writing that you'll pay the fee in full either way, so agreeing costs them nothing.
- If they still want their own surveyor, accept it quickly, arguing adds hourly-billed correspondence to a bill you're paying. See what happens on dissent.
